Unfortunately, renter pets are prohibited by the homeowners association, so Aspen Basin is a pet-free property. If you would like to seek an accommodation for a service animal (as defined by the Americans with Disabilities Act) we are happy to seek an exception from the HOA on your behalf.

We love bringing our own kids (ages 2-7) to Breck and have stocked with house with many things that people traveling with young families need (pack-n-play, plastic plates, books, board- and video-games). See our Amenities page for more information.
Please note that the house is not child-proofed.

If you cancel within 60 days of the check in date, you will receive 100% refund. If you cancel less than 60 days but greater than 30 days you will receive 50% refund of amount payable. We do not offer refunds for cancellations within 30 days. We offer (and highly recommend) the option to purchase travel insurance at the time of booking to protect against unforeseen circumstances

Yes, all guests are required to sign a Rental Agreement on behalf of themselves and their party. The most notable rules are:
- No smoking
- No pets allowed
- Per HOA rules, quiet hours are to be observed between 10pm and 8am
- Absolutely no parking on the lawn or street
- Never leave a fire pit burning unattended

No. In fact, very few houses in the mountains have air conditioning because there is simply no need! In the summer, the day temps average the mid-70s and the night temps, low 50s. During the warmer months, we recommend opening the windows in the evenings and early morning to allow the fresh Colorado mountain air in and get a nice cool cross breeze throughout the home. If you feel that just isn't enough, our home is equipped with fans.

Very. In fact, we recommend walking and/or riding the bus everywhere during your stay with us. A mere 5 Breck Free Rideminute walk down a private footpath takes you to the Main St. Junction stop on the Main Street Trolly route of Breckenridge’s free bus system. We’re also a 2 minute walk from 2 stops of the Blue line that operates during the winter months. Breck Free Ride

Just contact us directly or through the platform and we will take care of it. We will determine together whether it is an issue that needs to be dealt with right away or if it is something that can wait. If needed, we have engaged a local company who is on call 24 hours a day should a maintenance issue arise during your stay with us.

Nope. The city and HOA maintain the roads and driveways, and we have a local company that shovels the decks when a storm drops 4” or more of snow within a 24 hour period.

We have a 1-bay heated garage and a driveway big enough to park 2 additional cars. Street parking is strictly prohibited - and enforced - in residential neighborhoods in the Town of Breckenridge.
Additional vehicles can be parked overnight at the city’s lot off airport road for a nominal fee. Learn more about overnight parking here.

Not necessary, but highly recommended. Breckenridge is located in a High Alpine Environment and a 4WD/AWD, winter tires, or snow chains (that you actually know how to use) are required in the winter months (November through April). Learn more about Colorado's Traction Law here.
I-70 is the road most traveled when coming from Denver International Airport. We recommend you check out Goi70 or CoTrip for closures, updates, travel advisories, etc.

Yes. We put a pre-authorization on your credit card of $300 that will be released after your stay with us.
